Buying a Home…


Buying a home is more than looking at houses.  It ' s finding the right home, at the right price, in the right location.  I strive to assist my Buyers to achieve this with a minimum amount of time and inconvenience.  I take the time to understand your needs and wants, your time frame, and the financial boundaries to work within.  This allows me to focus our search properly and we avoid wasting time looking at inappropriate housing, ensuring that we don’t miss out on the perfect home.

 

I provide my Buyers with an extensive guidebook to purchasing a home.  It contains step by step information with sample offers, statements of adjustments, etc.

 

I help save my Buyers' time by listening to what they really need and want in their new home.  I spend hours filtering through the properties currently available on our market and will ensure you are introduced to relevant homes that match your needs.  I am able to preview homes on your behalf so we don’t waste your time showing you ones that may not be suitable.

 

I will continue to watch the market daily to ensure you are advised of any new listings and price reductions that may be of interest to you.

 

After negotiating a successful Offer to Purchase the home - I will assist with home inspections; mortgage financing; legal documentation, moving preparation and closing.  I am there every step of the way.


Selling your home…


 

Selling a home takes more than an ad in the paper, and a "FOR SALE" sign on the lawn.   

 

Firstly, it takes experience and training to correctly price a home to sell.  It requires a carefully prepared market analysis showing not only homes that have sold, but also homes that are still on the market and which represents your competition; as well as homes that were on the market and never sold.

 

Secondly, you need to anticipate and solve the many problems than can arise during the selling process.  Selling your home can be the most intrusive and frustrating time of your life.  I will work with you prior to listing your home and point out areas of concern so you will be prepared.

 

Thirdly, I will launch an extensive marketing campaign to introduce your property to a wide audience of buyers in the shortest time possible.  More than a sign on the lawn and your listing on the Real Estate Board - I will go the extra mile to increase your exposure to the market.  A combination of a detailed www.MLS.ca listing linked to my personal website that contains additional description with up to 30 photos and a virtual tour. Followed by regular print advertising in a variety of media to reach many buyers. I will be pleased to run open houses as well.

 

And, most importantly, if your goal is to sell your home for the best possible price, in the least amount of time, without a lot of stress, I can assist you with achieving that goal.
